Spacious, quiet, furnished therapy office nestled in the heart of south Austin (78748) seeks full time tenant. We are a group of independent clinicians.
The space is available starting December 1st, 2023.

This office is the largest one in the suite, approximately 165square feet, furnished, with two large windows. The office complex is about a ten minute drive from St. Edwards University, near Circle C, Shady Hollow, Sunset Valley, and Cherry Creek neighborhoods.

This space was designed with therapists in mind.
All shared walls in the unit have been professionally soundproofed with insulation, an additional layer of sheet rock, and green glue, an acoustical dampening agent.
Solid core, five panel doors have also been installed on each office to promote additional soundproofing.
Please note that the common areas are furnished to serve adults.
If your practice is composed primarily of young children (age 10 and younger), the space won’t be a good fit.
We are looking to offer the space for someone who works with adults, couples, and maybe some teens.
Covid-19 safety

As officemates, we seek to create a safe and comfortable place to practice.
As a part of the lease agreement, we have guidelines regarding covid-19 safety protocols to support safe and healthy practice for everyone in the suite.
For example, we have an air filter running in the lobby at all times. We have a cleaning service once weekly.
The foot traffic in the office is low, with the vast majority of appointments still being done via telehealth.

The details

The office rents for $1050.
Rent includes utilities, high speed wifi (200 mbps), paper supplies (Kleenex, etc), and weekly cleaning services of the common areas.
You can keep your own schedule, seeing people early in the morning or late at night, as you prefer.
The office has an AC/heat unit that is managed within the space, unlike some larger commercial office spaces that turn amenities off during weekends to control costs.
The office will be available December 2023.
